Bring your maintenance information up to date with the 2024 release of the AUS-SPEC maintenance worksections to provide a consistent approach to the delivery of operational plans agreed to in the strategic asset management planning process for all local government infrastructure assets.
The 2024 update of AUS-SPEC, the national local government specification system includes the reissue of 110 generic worksections. The update further comprises the reissue of 105 Maintenance activity worksections.
The structure and content of the updated maintenance documents is now based on a new Template in the following asset groups:
- 14 MAINTENANCE AND OPERATIONS – URBAN AND OPEN SPACES (1411-1493).
- 15 MAINTENANCE AND OPERATIONS – BUILDINGS (1530-1589).
- 16 MAINTENANCE AND OPERATIONS – ROAD RESERVE (1611-1692).
- 17 MAINTENANCE AND OPERATIONS – BRIDGES (1701).
- 18 MAINTENANCE AND OPERATIONS – PUBLIC UTILITIES (1841-1854).

This Flowchart has been developed in alignment with IPWEA IIMM, GFMAM and other publications, and introduced in the TECHguides TG 401 Guide to parks and open space maintenance system and documentation, TG 403 Guide to building and facility maintenance system and documentation and TG 405 Guide to road reserve maintenance system and documentation.
The flowchart includes the following framework for the revised maintenance template applied to update all the documents:
- Input – Includes inspections for both preventive and corrective maintenance, performance levels of service which may generate a works program, work order or compulsory urgent action. This information becomes part of the Maintenance defects register.
- Management – This includes the procedures and planning, performance policy and organisation for managing the maintenance works.
- Execution – Maintenance activity worksections typically include the following:
- Inspection requirements include activity definition and condition assessment.
- Performance requirements include criteria and standards.
- Activity specifications include Work method, Test requirements, Special requirements and Hold points.
- Activity contract requirements include Contract format, MMS reporting unit, Units of measurement and Performance or level of service.
- Contractor proforma includes checklist and comments.
In addition to the updated maintenance worksections, other AUS-SPEC design and construction documents are regularly updated in collaboration with Councils, AfPA, Austroads, AustStab, ASCP, IECA, IPWEA, SOCC and WSAA to make sure the released documents include current industry trends, construction methods and sustainability requirements.
AUS-SPEC is the national specification system for the design, construction, maintenance, and operation of local government assets including buildings, roadworks, urban and open spaces and public utilities. AUS-SPEC information is annually updated to reflect the latest changes in regulations and standards.
